This project was a joint venture with University City Science Center to design and build a speculative research and development building. The project was awarded to the Townsend entity in July of 1999. The project was completed in July of 2000. Townsend sold their property interests on February 5, 2007.
The property is a 141,000 sf, 8-story, state-of-the-art office, wet lab, and research facility. The building was designed as a “smart building” that includes redundant power and telecommunications. At the time of purchase, the Lee's Summit building was a manufacturing and research site sitting on 328 acres of land. The building itself consisted of a total of 1,350,000 sf, which were within three separate, but adjoining, buildings. In order to redevelop the property and modernize it for today's market user, the decision was made to demolish the middle, administrative building of 350,000 sf, creating two separate 500,000 sf office and data center buildings. At the time of sale, the buildings were 90% leased.

At the time of ownership, the building was zoned general industrial, with the highest level of industrial use permitted. The building was situated on 75.43 acres of land. The 613,700 sf building was built by Whirlpool Corporation in phases between 1964 and 1980. It included office, warehouse, and high bay warehouse space. Although a portion of the space was still leased by Whirlpool during Townsend's ownership, nearly half of the rentable area was leased by American Licorice Company.

The project was started in October of 2005.
The building was ready for occupancy in January of 2007.
An existing landmark status building in an urban location and environment, on the campus of Illinois Institute of Technology was redeveloped into research and development facilities with office and laboratory space. The three-story building contains 128,000+/- square feet. Townsend secured over $15 million in historic tax credits and tax increment financing to subsidize the project costs and to deliver lower rent to tenants.

The property was purchased on September 9, 1997.
A portion of the property (excess land) was sold on May 15, 1998.
The remaining land and building were sold on November 10, 2000.
The property was a one-story, single tenant, training facility which was constructed in 1975. A 4,080 sf classroom addition was built in 1986, which was demolished during Townsend's ownership. Upon completion of Townsend's renovations, the 154,000 sf building had a completely gutted and rebuilt interior, newly added insulated glass panels along a majority of the perimeter, monument style entries, and expanded parking lots.

Townsend was contracted to develop a 200,000 sf medical office building for Washington University in St. Louis.
The project was completed in September of 2006 - twelve months ahead of schedule.
Townsend developed the 200,000 sf medical office building above an existing seven-story parking garage. The building was constructed within a tight urban setting. The project was completed in a 23-month timeframe from commencement to occupancy. The project was completed 18 months ahead of the best schedule Washington University believed could be accomplished.

Construction comprised of three mid-rise office buildings, six stories each, which totaled 622,000+/- sf. The campus is situated on 40+ acres. Value engineering strategies put in place by Townsend saved millions of dollars: 1) design and schedule modifications resulting in project savings of over $2,000,000; 2) negotiated lower property taxes; 3) locked in interest rates in advance saving millions of dollars.
